The Joy of First Time Homebuyers

A  closing on any day is a great day for me as a Spartanburg, SC real estate agent.  I would have to say my favorite closings are the ones that have "first time buyers" at them, not matter if I am representing them or the agent on the other side of the transaction.  People refer to the "glow" of a pregnant lady and as I relate that to real estate, I see those first time buyers with that very same glow (even the men)! I am doing it again

Three year ago was the last time I did it right her in Spartanburg, South Carolina.  It's something that many of us, both real estate agent and humanoids alike, HATE to do.  If I had a quarter for every time someone said to me "you changed your hair" or "you are not blonde"....At least is hasn't been a decade for me like some of my counterparts have waited.  It's won't be glamor shots for sure, nor picture perfect, but I intend, if nothing else to have a darn good time doing it.  I am a lover of fun, silly at times, a pretend cheerleader of sorts.  Back in the day- (my kids hate when I start a sentence with that- HA!) I didn't mind posing but something changes when we get older.  I think to myself "how can I hold my head so you don't see my nine chins" or "can you photo shop my arms into greatly sculpted works of art?" OR "if I hold my breath in for too long with my face look blue in picture?".  So look out Spartanburg, here I come to get my new pictures done so that I can bring REALITY to my new real estate headshot/bodyshot/marketing, with maybe a touch of photo shopping:)  Cue the make up artist and hairdresser please!

Home Staging

Spartanburg, SC is getting on board the Home Staging bus!  I was certified as an Accredited Staging Professional Realtor years ago because I knew the value of preparing your home for sale.  I joke and tell all of my sellers that I was already telling them what to do and that amazing course just certified me to tell them what to do.  It has never been more important to have your home in tip top shape to attract buyers than right now.  Our new Century 21 President stated this Fall at South Carolina rally that homes that are selling now have to either win a beauty contest or a price war...best of the best have both going for them.  Now is not the time to "test the market" if you are not serious about selling or if you are not willing to get your home prepped for sale and keep it that way.  If you want to get your Boiling Springs or Spartanburg area home SOLD- call me for your room by room analysis and pricing CMA to get the job done.  864-205-SOLD (7653)

Why you should list your home NOW

This morning on the news they announced that foreclosures are down 14%.  That would be great if it was the whole true picture, but the reality is that foreclosures being put on the market by the banks in the past couple of months were halted because they had serious paperwork issues.  This directly relates to the decreased number of new foreclosure listings and the market will begin to see an influx of more foreclosures in the next couple of months as the paperwork problems are straightened out. This will be coupled with the traditional sellers who like to list their homes in the Spring.  The bottom line as I see it?  Sellers need to beat the next wave of foreclosure properties that will be listed by getting their home on the market now.  April and May tend to have a higher number of new listings because people want to strategically control their move for the summer months but this increases their competition and can ultimately decrease their negotiation capabilities.  There will always be people that choose the Spring to sell- so if you are planning on selling why not get a head start and list in the pre- Spring?  As mortgage interest rates continue to tick up many first time home buyers are committing to make their purchase now rather than later.  Call me if you or someone you know if ready to get their home 864-205-SOLD!!!

Video Blogs

Today I really starting with work with my FLIP video camera to see how and where to set it up and I am almost ready to start my Real Estate Parking Lot" video blog:)  Should I say "so long print advertising?".  I am ready to take my real estate business to the next level.  My new website is almost complete, a have my blog up and running, a YouTube account started, my  Facebook business page is currently under construction and I am networking with folks everyday in every form of communication possible: phone, snail mail, email, text, social media, Skype, instant messaging...how do you like to communicate or be communicated with?

Owner Financing

I had the opportunity to represent the seller in an Contract for Deed, owner financed transaction today that was a win-win situation, in my humble opinion (IMHO) for all the major players in the transaction.  My seller owned the home out right, so that part was easy.  Where else can you make a set percentage of return on your investment?  The buyers had fallen as so many others have due to medical bills and job loss, none of which was their fault.  Thankfully, this couple was represented by an agent that took the time to help them find the home that we had on the market- not every agent will do this.  I was pleasantly surprised by my seller was open to creative financing.  All in all, I truly believe both parties will benefit from this. My advice is this...someone always needs a second chance and if you can be the one to provide that,  you are blessed and that will be remembered.
